AC Repair: Condenser fan motor had bad winding only receiving 120V instead of the necessary 240V. Replaced motor and capacitor and system is cooling normally now.

AC Repair: found mounting brackets on blower motor broken off. Causing blower wheel to sag and scrape the bottom of the blower housing. Recommend replacing blower motor and wheel. Evaporator coil is clogged with dirt and debris, causing airflow restriction across the evaporator. Recommend cleaning the evaporator coil in place with chemical coil cleaner. Replaced blower motor and wheel and cleaned the evaporator coil. System is operating normally at this time. Achieving an 18 degree temperature split.

Short in the low voltage wire to the condensing unit is rubbing and shorting. Low voltage transformer is shorted on the primary winding. Replaced transformer and removed rubbing control wire. Recommend replacing remainder of the low voltage control wire due to age of the system. Nest thermostat does not detect power from Y terminal though there is power to the system. Recommend replacing thermostat.

Found the capacitor to have shorted and charred on the compressor side of the capacitor. This could be a sign of a failing compressor, drawing too many amps through the capacitor and shorting it. Replaced capacitor and start capacitor and compressor started normally. Compressor is pulling 20 amps on a 25 RLA, this is higher than normal due to the age of the system. Will monitor the system and follow up to verify unit is still working.

Fan motor capacitor was completely dead. Causing the fan motor to be unable to spin on its own. Replaced capacitor and system is running normally now. Amp draws for the compressor and fan motor are high, but still in range. The unit is 14 years old so this is a big indicator of wear and tear on the unit. Refrigerant pressures are in range.

Sealed the return plenum to prevent air leaks into the unit. Sealed the register for the bathroom in the attic. Drain lines were checked and reconnected. Removed some minor blockage from the primary drain line, and capped the secondary drain line off. System is draining normally at this time. approximately 2 gallons of water drained through the line without backing up.

Primary drain pan has too much downward tilt, water is draining out of the secondary line instead if the primary. There are minor air leaks at the return plenum, allowing attic air and dust to get in through the system past the filters. There is also minor attic air leaks into one of the ducts leading into the master bathroom. This is causing hot air to mix with the cold air of the supply to condensate at the grill. Recommend lifting the supply plenum to provide proper tilt to the primary drain pan. Also recommend sealing the return plenum and bathroom duct and possibly adding a media filter cabinet to catch all the dust and dirt particles at the unit.
