Ac repair: found short in low voltage wire to condensing unit. Recommend replacing low voltage wire to the outdoor unit. Low voltage wire has been replaced and system is achieving a 16 degree temperature split.

Maintenance: cleared drain lines, and made sure line was clear with 1/2 gallon of bleach/water mixture and 1 gallon of water. If the dripping persists there are possible nicks or holes in the drain line between the deck and return space. Which will require drain rerouting.

Leak search: found multiple leak points at the evaporator coil. Did not get any leaks detected at the condenser coil. Due to the age of the outdoor coil there could be pinhole leaks in the condenser, but none were detected.

Ac repair: y terminal on thermostat is loose, causing system to stop cooling intermittently. Recommend replacing thermostat. System pressures are out of range with 24 degree superheat and 21 degree subcool. Likely due to age and system restriction buildup over time.

Ac repair: house will not get below 80 degrees. Unit is producing 20 degree split. Duct board trunk line runs under the house that is old and recommend replacing. Did find some air leaks at the boots going into the truck line and patched them as best as possible. There is 12in duct going in to one of the trunks lines that was connected properly and had a hole in the trunk line next to it. Recommend replacing the collar and re sealing it. and patching the whole as well.

Ac repair: compressor was not running due to a bad capacitor. Fan motor had been re placed and had a stand-alone capacitor for it. Customer agreed to have capacitor replaced. Unit is producing a 14 degree split witch is in range. Condenser is showing sings of corrosion. Recommend looking into replacement in the future.

Talked with custom about conducting leak search just to be sure. Ended up just charging system with refrigerant for now. System is now producing a 17 split and was at a 5 before for the refrigerant was added.

Callback: came to clean out mesh screen that was causing a restriction. Pressure tested system and it showed no signs of a leak. Pulled vacuum and added a small amount of refrigerant. Unit is now operating properly and no longer has a freezing vsat. Pressures and subcool are in range and no longer fluctuating.

Warranty: Blower wheel on mini split was too dirty. Had to fully remove the wheel and wash out with water. Central AC in the home is having an ice issue with the metering device. Metering device is closing too much and restricting the flow of refrigerant, causing ice to buildup on the evaporator coil. Need to replace TXV. Replaced TXV and system pressures are in range. Achieving an 18 degree temperature split at this time.

AC Repair: start capacitor has failed. Compressor is unable to turn over without assistance. Recommend replacing start capacitor to allow the compressor to start up. Also recommend replacing run capacitor as it is starting to rust on the capacitor. Replaced start capacitor, and run capacitor and outdoor system is operating at this time. The indoor blower motor also has short on speed tap 4 and 5. Placed blower on speed tap 3 to get the system to run and system is operating normally at this time. Recommend replacing blower motor due to uncertainty of how long the current motor will last with damage to the windings.

Maintenance: Outdoor unit compressor and fan were operating properly and in range along with the capacitor. Suction was a little low and the head pressure was high indicating possible restrictions in system or failing txv. Recovered a little refrigerant to see if it would make a big difference and it did not. Indoor unit: blower motor amps were in range but the capacitor was not. Customer agreed to have it changed out. Blew out drain lines and added bleach to them as well. Drain pan is old and rusting. Return filter needs to be changed. Conducted a duct fogging Overall: recommend looking into replacement options in the future due to systems age and current refrigerant issue. Also recommend adding a float switch to drain pan and repacing drain pan.

Ac Repair: system is undercharged with refrigerant. Recommend replacement due to age. We can charge the system with approx. 3 lbs. R22. We can also perform a leak search to find the source of the refrigerant leak. Charged the system with 2 lbs. R22, system is achieving 16.5 degree temperature split. System is operating normally at this time.

Ac repair: outdoor unit was not turning on. Noticed the condenser fan motor was not spinning up and causing the high pressure switch to trip. Ohm out motor and got was not getting readings in range. Also checked the compressor and it showed no signs of issue. Replaced fan motor that was under warranty and unit is now running properly.

Warranty: system was found with a frozen evaporator coil. Thawed the ice buildup, and tested pressures. Pressures were in range and system was achieving 17 degree temperature split. Started raining while performing diagnostics. Returned and system pressures were still in range. Achieving a 17 degree temperature split. Started raining again while performing diagnostics, but was able to get a good read before the rain got too bad. There is a new filter on the system. System is operating normally at this time.

Diagnostic: condenser fan motor was not spinning up. Customer had already taken out fan assembly out of condenser on arrival. Ohmed out fan and we’re getting out of range. Talked to customer about replacing fan motor well as other issues that may be present. Mr Joseph will be coming out to discuss replacement options before making any repairs. Recommend installing a surge protector as well.

Ac repair: customer was concerned about refrigerant level in system. Gauges were reading that it was low on refrigerant. Noticed that the filter drier was rusted and oily. Conducted a leak search and did get hits a the drier. Got nothing at the evap or condenser coil. Replaced filter drier pressure tested the system and show no signs of a leak. Pulled vaccum and system is running with 16 degree split
