Ac repair: came out and noticed unit was low on refrigerant. Checked metering device to verify there was not a restriction as well as the filter drier and it wasnt. Also look airflow over the evap coil and made sure there were no air leaks. Customer had also mentioned the unit froze up as well. Talked to customer about adding refrigerant as well as a leak search or adding leak seal. Customer agreed to add refrigerant and system is now functioning with a 16 degree split.

Diagnostic: system was condensating and had cause ceiling damage verified it was not the drain line. Unit is a signal stage system with 2 zones and a bypass damper. Excess Airflow is building up in the unit and causing it to get cold and produce condensation. Recommend adding another damper that would dump the excess air to another part of the house as well as possibly adding a second drain pain under the unit. One of the supply runs is not attached to plenum correctly as well. Want to discuss options with Mr Joseph before taking action on issue to insure the customer will be taken care of.

Diagnostic: thermostat was not getting down to temperature. After looking into issue I was getting a 14 split at the the unit witch is in range. Took a measurement at the supply grill and was getting a 8 degree heat gain over the duct work going towards front of the building. None of the duct work is hung up properly and have sharp bends in them going into the registers. Recommend hanging up duct work and getting the sags and sharp bends out of them or look into the option of replacing the duct work as well.

Fan motor windings are making a circuit, capacitor is testing out of range low on compressor & high on fan, wire charring due to short on capacitor. Tested unit as far as I could to determine initial issues and this will most likely correct the issue we might find an additional issue as we dig deeper.

Call back: when diagnosing the system yesterday, I had removed the mercury thermostat from the wall. Upon reinstallation I bound two wires of the bulb. Forcing the thermostat to constantly run cool without satisfying. Unbound wires and tested operation of the thermostat. System is operating normally at this time.

Ac repair: outdoor unit was not running on arrival. Noticed that I was not getting 240 volts coming into to condenser and the breaker was tripped. Ohm out compressor and it was grounded. Returned to replace grounded compressor. System is now operating properly with a 20 degree split.

Ac repair: system pressures indicate a restriction in the metering device. The system could also be undercharged with refrigerant. Primary drain line is clogged and water is draining into the secondary pan which has a float switch that is cutting the system off when the pan fills up too much. System is achieving a 16 degree temperature split, but that is low for this size equipment and the current pressures. Some of the dampers on the ducts are set in the off position. There are options for repair available, but due to age of the system, and R22 refrigerant being phased out, I recommend looking into options for replacement. A ballpark for replacement would be around $6500-$8000 at the time of this report. Any more accurate estimate would need Mr. Joseph's expertise.

AC repair: low voltage wiring at the condenser was rubbing together and shorted. Tripping low voltage fuse in air handler. Recommend replacing control wire at condenser and test to verify operation. Also recommend replacing capacitors on outdoor unit and indoor blower motor as they are almost out of range. Capacitors and wire have been replaced system is operating normally at this time. Achieving 19 degree temperature drop. Recommend looking at options for replacement due to age of the system.

Ac repair: unit not cooling properly. After looking over system. Looks as if there are non condensables in system causing unit to not cool properly. Will return to evacuate system, pull vacuum and get a new charge of refrigerant. Return to evacuate system and recharge. System is preforming much better with a 17 split compared the 3.6 before. Condenser was pretty dirty sprayed off with hose. Recommend using cleaner to knock off any more debris.

Added small amount of refrigerant to get unit to proper subcool. Blew out and vacuumed drain lines. Both units 20x25 media filters need to be changed. Upstairs has a 16split and downstairs has 17.

Ac repair: system was not cooling properly. After looking into issue noticed the pressures were low. Conducted leak search got no hit at condenser coil. Did get a few hits at schreader vales and did replaced them. Got no hits at the evap coil as well. May still possibly be leaks in system. Recommend conducting dye search or nitrogen isolation in the future . Did charge system with a little refrigerant to get them cooling.

Diagnostic: system was not cooling properly. After looking into issue was not not getting a proper split from system and suction was a high. Liquid pressure was a little low but still in range. Possible compressor issues ratio of compressor was off. Before jumping to solutions we will contact tech support in order to verify possible issues. Ducts are also not hung up and some runs are not getting good airflow recommend hanging them in the future.

Maintenance: customer main concern was kids room was hot . After looking into issue noticed the grill was not opened. Opened grill and room was getting good airflow afterwords. Return space may also be an issue if the room continues to be warmer than others. Indoor: unit was running properly. Blower motor was in annoying range along with capacitor. Blew out and cleared drain lines. Evap coil was lightly brushed as well. Recommend conducting full coil cleaning in the future due to some buildup. Conducted a duct fogging as well Outdoor: is also running with in specifications. Fan and compressor amps were good. Pressures were in range as well with a 12.1 subcool and 17 superheat. Over all system is getting old and recommend looking into replacement options in the future talk with customer about it and going over a planning analysis but did not wish to at this time.
