Diagnostic: furnace was not kicking on and had a pressure switch error immediately when turning on the unit. Disconnected pressure swith tube and blew it out. Inducer motor ohms were in range fan also spun freely . Checked wiring at furnace and noticed w1 and w2 hwere both connected by the single w wire from the tstat removed wire from w2 and just connected to w1 and the unit did turn on and was running at the time of leaving with a 38 degree heat rise

Maintenance: Performed heating maintenance. Heater is achieving 25 degree temperature rise, which is lower than normal. Range is between 30-40 degree rise. Amp draws on heat strips are also over the listed rate. These issues indicate failure in the heat strips, they are working harder and providing less heat than normal. Blower motor capacitor is going out of range. Recommend replacing heater kit and blower motor to ensure proper operation of the heater. Also recommend installing ceiling saver switch on the unit to prevent water overflow and damage to ceiling drywall.

Recommend installing surge protector on the outdoor equipment to prevent damage to compressor and motors in the event of power surges. Also recommend installing hardstart capacitor on outdoor unit to extend the life of the compressor even more.

Maintenance: both furnaces are functioning correctly. Down stairs has a 33 heat rise and upstairs has a 32. Blower motors are in amp draw range. Downstairs unit had water dripping outside the secondary drain line. Blew and vacuum out drain line and added bleach. Also disconnected at the sink and was slightly clogged. Drain pan had a nice slope and very little water in it and also had a float switch. Recommended air quality prouducts if interested. Went back to check a for a rattling noise the customer said she herd. Did not find anything unusual and she said no longer herd it when I asked.

Inspection: system is coolomg normally at this time with a 20 degree temperature split, 9 degree subcool, and 16 degree superheat. Heater is operating normally with a 32 degree temperature rise. Limit switches operating normally. No abnormal noise detected at the outdoor unit. Noise present is normal. Attic equipment is installed to code. No excessive humidity present in attic space due to spray foam sealant.

Maintenance: furnace was functioning properly and producing a 46 degree temp rise. Safeties for unit were working as should as well and cutting of the system when needed. Heat exchanger was clean and blower was pulling correct amps. Customer was concerned about some of the supply boots that had build up inside. Checked all the supply boots and Recommend replacing the ones with the issue. Two of the return grills that were add recently are restricting airflow and making a lot noise. Recommend replacing those 12x12 grills with 12x24 and adding a correct size collar to them. Customer does have a recent newborn and will hold off on the duct fogging in the mean time.

Call back: unsecured plastic piece was rubbing against condenser fan motor blade during fan operation. Resecured the plastic and rubbing stopped. Thermostat is operating normally at this time. Turning compressor on and off as necessary.

Ac repair: secondary drain line was dripping water in to the emergency drain pan due to a clogged primary line at the trap under the sink. Disconnect the trap and clean it. Blew out primary drain line a vacuumed out the line at the trap under the sink and could hear it sucking up at the exhaust stack at the unit in the attic indicating that the clog had been clear. Poured bleach and a few gallons of water to verify proper draining. Also vacuumed out the little water that was in the drain pan. Unit is now draining properly. Recommend adding a float switch for the future.

Ac repair: clog at trap under the sink had backed up the primary drain line causing it to come out the secondary. Disconnected the trap under the sink and cleaned it out. Blew out line and added bleach. Dump 2 gallons of water down primary drain to make sure it would not back up and it did not.

Ac repair: compressor was not running due to a capacitor that had a burnt terminal. Unit had a 5uf stand alone capacitor for the fan that was not needed. Replaced capacitor with a 35/5uf and got rid of the one for the fan. Compressor showed no signs of damage. Unit is now producing a 14 split.

Installation/diagnostic: installed air scrubbers on upstairs and down stairs units and conducted duct fogging. Units are old and showing signs of wear and the condensers. Pressures were in range and systems were producing at 19 and 15 degree split. Saw no major issues at the time just the age of the system is starting to effect the efficiency. Recommend looking replacement options for the future.

Ac repair: Drain lines are clear, rust buildup on the secondary drain pan. Outdoor suction line is uninsulated. Recommend insulating suction line copper, and replacing secondary drain pan under evaporator coil. Replaced drain pan and insulation on suction line copper. System is operating normally at this time.
