Tune-up: perform heating maintenance an electric air handler. System is achieving 27 degree temperature rise. Heater amps are in range. Blower amps are in range. Starter on heat kit is making excessive noise and has rust buildup on low voltage coil, this is a sign of wear and tear on the heater starter. Recommend replacing starter to prevent failures of the starter in the future. Starter has been replaced and heater is operating much quieter now with good contact.

Emergency drain pan is very rusty, could cause water leaks into the attic space and ceiling. Evaporator coil has some dirt and debris buildup. Recommend replacing emergency drain pan, and chemically cleaning evaporator coil, to prevent water leakage into the attic space and for the best airflow across the evaporator.

Ac repair: gas control to furnace was turned off in the closet. Turned gas control on, and furnace operated normally. Blower wheel has dirt and dust buildup which can cause reduced blower efficiency. There is also some buildup on the evaporator coil. Emergency drain pan is rusted which can lead to water dripping into the ceiling. Recommend pulling and cleaning the blower wheel and chemically cleaning the evaporator coil, and replacing the emergency drain pan. Also recommend joining comfort club to maintain unit after cleaning.

Ac Repair: Activity room compressor has mechanical failure which caused compressor to shake violently cracking the copper at an elbow joint. Compressor needs to be replaced, and recharged with refrigerant. Break room unit was not running upon arrival, jumped at the thermostat connections and system turned on. removed thermostat from the base and let it clear, then reseated the thermostat and system operated normally. recommend replacing thermostat if problem persists.

Diagnostic: furnace was not kicking on and had a pressure switch error immediately when turning on the unit. Disconnected pressure swith tube and blew it out. Inducer motor ohms were in range fan also spun freely . Checked wiring at furnace and noticed w1 and w2 hwere both connected by the single w wire from the tstat removed wire from w2 and just connected to w1 and the unit did turn on and was running at the time of leaving with a 38 degree heat rise

Amp draws on heat strips are also over the listed rate. These issues indicate failure in the heat strips, they are working harder and providing less heat than normal. Blower motor capacitor is going out of range. Recommend replacing heater kit and blower motor to ensure proper operation of the heater. Also recommend installing ceiling saver switch on the unit to prevent water overflow and damage to ceiling drywall.

Maintenance: both furnaces are functioning correctly. Down stairs has a 33 heat rise and upstairs has a 32. Blower motors are in amp draw range. Downstairs unit had water dripping outside the secondary drain line. Blew and vacuum out drain line and added bleach. Also disconnected at the sink and was slightly clogged. Drain pan had a nice slope and very little water in it and also had a float switch. Recommended air quality prouducts if interested. Went back to check a for a rattling noise the customer said she herd. Did not find anything unusual and she said no longer herd it when I asked.

Inspection: system is coolomg normally at this time with a 20 degree temperature split, 9 degree subcool, and 16 degree superheat. Heater is operating normally with a 32 degree temperature rise. Limit switches operating normally. No abnormal noise detected at the outdoor unit. Noise present is normal. Attic equipment is installed to code. No excessive humidity present in attic space due to spray foam sealant.
