Diagnostic: outdoor unit was not turning on due to a bad condenser fan motor that is tripping the high pressure switch. Talked to customer about replacement for the motor and the unit itself. Customer does want to replace condenser due to the old age and other potential issues as well. Mr Joseph will be contacted to go over there options.

Maintenance: Performing comfort club maintenance, installing float switch into secondary drain pan, and clearing primary drain and verifying proper drainage. We will remove the tie-in for the drain line into the bathroom sink, and the sink P-trap. Once we have removed and cleared that, we will reassemble and pour several gallons of water down the drain to verify proper drainage. Vacuumed and blew out drainlines several times. Cut open lines before and after both vent stacks and blew and vacuumed the lines. System was not dripping out of secondary at the time of leaving.

AC Repair: Did not find any sources of water spots from the drain lines. Drain line from the unit is in a hidden closet near washer and dryer, no drain line routes into the ceiling from the AC. Poured 1 gallon of water through primary drain pan to check for any blockage. No drain blockage detected. No water spots detected at the grills. Found some buildup in the drain pan, and unit was dusty and dirty. Recommend joining our comfort club membership for twice annual system maintenance and light cleaning.

AC Repair: Nest thermostat is incompatible with variable speed blower motor. Constantly running fan when no call for fan or cool present. Recommend replacing with Honeywell round smart thermostat. New thermostat installed and fan is running normally. System is cooling normally at this time.

Ac repair: thermostat was not functioning properly customer had tried changed out batteries before arrival. After looking into issue and insuring the float switch was not tripped the tstat was bad. It was randomly shutting off and and jumping up to 85 degree set point when it was set a 70. It was also reading and indoor temp at 73 but was actually 90 indoors. Replaced tstat and got unit running with a temp split of 16

Ac repair: water was leaking in to residents house under neath customers. After looking into issue drain line had back up a flooded the secondary pan. Vacuumed out pan and blew drainline out and poured drain solve down line as well. Replaced p trap and added a union fitting for maintenance access. Poured water into primary drain pan and can hear draining out by the water heater. Recommended to customer that they pour bleach and water once in awhile into primary pan to prevent vent build up in drains as best as possible.

Diagnostic: outdoor unit not running. Looked into issue motor and compressor were not grounded and had readings between legs. Unit was not getting 250v. Check voltage coming into to disconnect and was only reading 190 and was not relaying it over disconnect. Breaker at pannel smelled burnt up. Customer is going to replace breaker himself.

Diagnostic: system had not been cooling well the last few days. After looking into issue checked drain lines to confirm the were not backed up and tripping the float switch. Poured a gallon of water down primary line and not was dripping back into the pan. Gauges were reading that the system was a little low on refrigerant. Copper long set is very long and may have not charged up correctly. Fan motor did go out a few weeks ago as well and tripped the high pressure switch that my have caused a small leak leak due to the pressure build up. Recommend adding a little refrigerant or conducting a leak search in the future. Customer is going to monitor the system performance for the time being.

Ac repair: customer was concerned about unit that had shut last evening as was only blowing cold air. Unit was running with a 17 split on arrival And looking into issue the capacitor was very rusted and had a lead that was cracked and loose they would cause the condenser not to kick on at time due to not making full contact with the terminals Replaced capacitor and also looked in and issue with water dripping out the blower coil. Add some foam tape around the corner we’re I was water drip and splash out. Customer will monitor issue and contact us if it continues.

AC Repair: ductboard supply plenum had been disconnected and separated from main trunk line. Recommend repairing the disconnected ductwork to improve airflow, and prevent moisture production in the attic space. Duct board has been resealed and supported to prevent further separation and airflow to office is increased. Home Warranty: upstairs unit was not cooling properly. Looked into issue and had a normal liquid pressure and low suction pressure. Meter device is a txv and was starting to freeze at the distribution tubes to to evap coil indicating there is a restriction. Added a small amount of refrigerant to see how much effect it would have and it still was functioning as it should. Recommend changing out metering device. Other issues may be present as well. Currently in process of contacting home warranty to review claim.

Outdoor unit fan and compressor were in range as well. Pressures were stable for the unit was producing 14.6 split. Upstairs unit service valve needs to be replaced due to schredar core issue. Customer agreed to have work preformed and will get them back on the schedule.

Ac repair: unit was not turning on. After looking into issue found that the transformer was bad and was not wired in correctly. Replaced transformer and had to disconnect heat due to the wiring being wrong. Need to return to put in the correct 75amp transformer currently a 45amp installed to get unit running and fix wiring.
